We decided to call ourselves Arizona Partners because it is our goal to form synergistic partnerships, with quality investors, for our retail acquisitions and developments. Almost all of our properties, which total over 2.5 million square feet, have been owned with partners, most commonly in limited liability companies or as tenants-in-common, in a variety of ownership and profit sharing structures. Our past and present partners include individuals and the largest pension funds in the country. While we seek the input of our partners for all major decisions, once a property business plan is in place our expertise and experienced staff are utilized on a daily basis to insure the smooth operation and maximized value of all of the properties we invest in.
Currently, our goal is to acquire well-located, stabilized, open-air retail projects larger than 100,000 square feet, which require total equity between $5 million and $25 million per project. We prefer 50/50 ownership and holding properties long-term, but will consider other structures. Our focus is on class A-/B+ projects that are over 5 years old and in expanding primary markets with populations over 500,000. We consider other classes and markets on a case-by-case basis.
